014:04Welcome and your first win
Run 5 prompts and find out, in 10 minutes, whether ChatGPT recommends you today.
We asked ChatGPT who to hire in Austin, 48 times. It named 85 agents. This workshop shows you why they won, and how to be the name it gives in your city.
The $89 workshop is included with membership. Cancel anytime.
Built by Chris Panteli and Nick Biggs, the team behind Linkifi and Total Authority. 500+ clients served.
ChatGPT's first pick. Every reason it gave came from a verified sales ranking. If you're not the biggest name in town, you don't win this one.
ChatGPT's first pick, both times we asked. She won on a credential, a page written for exactly that situation, and other websites repeating both.
She didn't win on volume.
That's what this workshop is about.
The sources under its recommendations, from the whole city down to 1 situation.
Share of the citation labels under ChatGPT's recommendations, both runs combined: 248 citations. Informational questions, like fees and timing, never named an agent at all.
The top of the city is taken. The niches aren't. Austin is our worked example; everything here works the same way in your city.
We went through every winner and every page ChatGPT read about them. It comes down to 5 things. The workshop gives you 1 real agent for each, what it took, and what it costs to copy.
The luxury pick was first in both runs. Every reason ChatGPT gave came from someone else's ranking, which she then repeated on her own site, word for word, 32 days later.
The catch: the ranking is opt-in. If you do the volume and you're not submitting, that's the easiest win on the table.
In Round Rock, ChatGPT never opened the winner's website. It read 5.0 stars from 445 reviews straight off Zillow's directory. 9 of the 15 agents on page 1 of that directory got recommended somewhere in the study.
Slow, but it needs no team and no press.
1 agent has 1,013 pages across 7 websites, with titles that read like prompts. His pages were read in 16 of our 48 answers. When he was named, ChatGPT quoted the specifics. His 6 pages calling himself the best were never repeated.
The specifics got quoted. The superlatives didn't.
The divorce answer was ordered by credential, the same in both runs. ChatGPT said exactly why #4 was fourth: it couldn't find the credential the first 3 had. It never weighed how hard each one was to earn.
Some take 12 weeks. 1 takes about 5 hours of video.
An agency built a probate footprint for 1 agent: 58 pages, a certification and 4 press releases he issued himself. ChatGPT read all 4 releases every time, and never mentioned 1 of them. The reasons it gave were the certification and a review from a client.
A real article with a number in it did more than 4 self-issued releases.
014:04Run 5 prompts and find out, in 10 minutes, whether ChatGPT recommends you today.
023:11Build your own ladder of questions, from the whole city down to 1 situation. The 24 Austin questions come ready to swap.
033:25Temporary Chat, memory off, 2 runs. Log who was named, the reason ChatGPT gave, and the source it cited.
045:31What wins at each rung for sellers and for buyers, what gets cited, and the 2 games being played.
0512:52The 5 levers with 1 real agent each, which "best agent" lists turned into recommendations, and what got read, then ignored.
064:33A strong agent with a real business, read but not named. Every page ChatGPT opened about him, and what it discounted.
073:52The 30/60/90-day plan we'd run for him. The first month is all fixes, and none of it costs money.
088:04Pick 2 or 3 battles you can prove, the 6 things that have to be in place, and the monthly tracking that keeps score.
Type straight into them in Preview, Acrobat or Chrome, or print them. Your research feeds the competitor analysis, which feeds the gap analysis, which feeds your plan.
Open ChatGPT, switch on Temporary Chat at the top of the screen, and run these 5 prompts. Swap in your own details.

Chris's business partner across both agencies, and the other voice in every chapter. Ran the Austin study with him.
Between them, Chris and Nick run 2 authority-building agencies: Linkifi, a PR agency, and Total Authority, an AI visibility agency. Their clients have been featured in The New York Times, the BBC, Forbes, Bloomberg and CNBC, and closer to home, Realtor.com, HousingWire and Inman.
Bramlett Partners ran 6 months of Authority PR with Linkifi. In the Austin study, Bramlett agents were named in 11 of 48 answers, on 8 different questions, and were ChatGPT's first pick 4 times.
Full disclosure: Bramlett is a brokerage we work with. We're not claiming our work caused this. It's what the data shows, and it's the only name from the study you'll find on this page.

"I've been working with Linkifi for close to 4 months now; Chris and his team have been one of the few services in the world that have consistently got me high-level PR links without charging extortionate rates."
"Not only is the outcome excellent, but the process of working with Linkifi is excellent. I've yet to meet anyone who is as good at working with this sort of link-building."

No. Austin is the worked example, because we needed a real market to take apart. Chapter 2 builds the same ladder of questions for your city, every worksheet is blank for you, and the 5 levers are the same everywhere ChatGPT answers.
If you can open ChatGPT and type into a PDF, you can do all of it. There are no tools to buy and nothing to install. The hardest part is being honest on the gap analysis.
About 45 minutes of video. The research and the plan take an evening. After that it's a monthly check: your prompts, twice each, logged on the tracking sheet.

Yes. The competitor analysis and the plan work the same at brokerage level, and Chapter 5 shows a brokerage doing it at scale. Share the worksheets with your team.
The study is ChatGPT, because that's where buyers and sellers are asking. The levers are public signals: rankings, reviews, your own pages, credentials and press. Those are the same signals the other assistants read.
